MOUNT PLEASANT NEIGHBORHOODS
Mt. Pleasant has grown so fast and so large in the past few years that newcomers to the area no longer envision the Old Village of Mt. Pleasant when they think of the city of Mt. Pleasant. It is true that one can find grand colonial and antebellum houses on bluffs along the waterfront in this old historic section, but one can also find new home developments with lovely water and creekside views throughout the Mt. Pleasant area. To understand more about the largest subdivisions in Mt. Pleasant, start here. Bordered on three sides by creeks, rivers and the intracoastal waterway, Mount Pleasant offers golfing, parks and marinas, bicycle paths and spectacular waterfront views. Mount Pleasant extends from the well-planned neighborhoods to the edge of the Francis Marion National Forest countryside. Shem Creek, Hobcaw Creek, Beresford Creek, Wando and Cooper Rivers, and the expansive marshes along a fifteen-mile stretch of the intracoastal waterway give a variety of choices of property.
Just across the harbor from beautiful historic Charleston, this charming town is a sought-after residential address. Mount Pleasant rates high with property buyers – outstanding location, beautiful homes and lots, upscale shopping venues, and easy access to water recreation. This is perhaps the fastest growing residential area near downtown Charleston because of the variety of high end and some moderately priced new homes. The communities of Park West, Dunes West, Rivertowne Country Club, Hamlin Plantation, and I'On Village are just a few of the most popular Mount Pleasant communities listed here. Mount Pleasant neighborhoods and the abundance of new homes of high-end construction, and gated golf course communities attract many who are relocating to the Charleston area.
The town has a vigorous social scene, especially along the famed Shem Creek area, where seafood restaurants overlook the distinctive outriggers of the shrimping fleet and the deep sea fishing excursion boats. This area caters to tourists and locals as well. The Towne Center offers quality shops and chain restaurants tastefully laid out. For the golfer, there are GOLF neighborhoods nearby or on the courses of the Snee Farm, Charleston National, Patriots' Point, Bull's Bay, and Dunes West. Here is list of larger subdivisions where one can find numerous other named neighborhoods or subsections. These subdivisions are organized according to population with the largest one first. These larger neighborhoods usually offer numerous amenities as well as quick school access.
PARK WEST
Park West is the largest community, almost a city in itself. It offers a variety of subsections with many non-custom builders such as Centex Homes and David Weekly, in addition to many subsections with custom homes by builders such as Crosby Homes and Simonini Builders.
This well-planned community is still not complete. There is a small shopping center within the neighborhood at the front entrance to Park West. The Shoppes at Park West, including Publix, The Loop and Ladies Workout Express, Cingular Wireless, Pak Mail, Nova Nail, Great Clips, O'Neil's Spirits, Mt. Pleasant Family Health Group, Dr. Joe Markovich, The Salon at Park West and a Thai restaurant are tenants. Heritage Trust is expected to construct in the near future a credit union contiguous to The Shoppes.The Plaza at Park West, including The Village Dry Cleaners, Ultra Tan, Illusions Hair Studio, Art Werx - Framing and Galleria, Just Chill and Pro Nails. Park West is a conglomeration of various neighborhoods located off several major roads that work their way from Highway 17 through Park West. The road stretches on to pass Dunes West to Highway 61.
This subdivision operates almost as an independent city with its own fire department, schools, numerous stores in its planned town center complete with offices. All this in addition to the many amenities that this community offers including numerous tennis courts, swimming pools, and a handsome exercise center creates a convenient place to call home. Many families choose Park West because of the schools location within the subdivision.
There are some luxurious neighborhoods at the very back of Park West with grand homes, grand oaks, stunning views, and substantial homesites
Pinckney Elementary and Cario Middle School are both located at the front entrance to Park West off from Hghway 17. Park West offers a well equipped amenity center with a large swimming pool and tennis courts.

One of the few gated neighborhood in Mt. Pleasant started in 1990, features an Arthur Hills designed golf course built on an old plantation in Mount Pleasant. There are numerous subsections containing semi custom homes from builders such as John Weiland and David Weekly, as well as custom homes on interior lots and deep water lots along the creeks leading to the Wando River. There is a large amenity center with two pools in addition to tennis courts, a clubhouse, and an exercise center.

BELLE HALL PLANTATION
Located near I-526 and set back from major roads, Belle Hall neighborhoods provide schooling from the highly rated Belle Hall Elementary School and offer a variety of neighborhood amenities. This development is one of Mt. Pleasant's hotspots.
Belle Hall is a well rounded community with Centex Homes in the front of the neighborhood, and custom homes in the back subsections closer to the creeks running behind the property.
Belle Hall located near **Longpoint Road is more than just a neighborhood, but rather a complex of neighborhoods. Located at the back of the winding road off which the neighborhoods sprout, one finds three neighborhoods that offer marsh front homes.
Hibben is the latest development here, still under construction toward the waterfront. Lovely custom homes are found here.
Hibben, is one upscale neighborhood within Belle Hall located near the back end of this subdivision. It offers its own pool and community center, but mostly, the Hibben section provides some marsh and water views to envy.
There are many opportunities to build a custom home in Belle Hall. Most of the remaining lots are owned by builders who are either building spec homes on the home sites, or offering the lot for sale with a builders contract.

CHARLESTON NATIONAL
Charleston National is located off Highway 17 and features mostly tract homes at the front of the neighborhood, but a variety of home styles with lots of trees and mature shrubbery towards the back including some townhouse on the course. Homeowners Association Page.
The Rees Jones Golf Course winds through the center of the community. Although built around the Charleston National Golf Course, this is not a golf course community. Charleston National is a public course and owners within the community can receive a discount on greens fees, but it is not expected that owners are members. There are 2 pools, tennis courts, workout center, playground, and the golf course clubhouse features a casual restaurant. Located less than 5 miles to Mt Pleasant’s largest shopping area, Towne Center, with stores such as Belk, Gap, Bed Bath &Beyond, and Barnes & Noble. Oakland Plantation shopping center is less than a mile away. Mt Pleasant schools and additional recreational opportunities are just across the road, as well as the new Roper Hospital.. One can find semi-custom homes, and a few custom homes in the back of the community. The Reese Jones designed golf course is considered one of the harder courses in the Mount Pleasant, SC area. Many of the homeowners are not members of the club as membership is not required.

Located off Rifle Range Road north of the Isle of Palms Connector but Intercoastal Waterway side of the road, this new development looks promising.
Oyster Point (including Lakes and Gardens) A NEW subdivision with well laid out, winding roads encircling within that attracts young homeowners as well as those experienced homeowners looking for a convenient yet new home with minimal maintenance.
Just 4 miles from Isle of Palms and 2 miles from Towne Center, it is located five minutes from Isle of Palms Beach and is situated overlooking Hamlin Sound and Gray Bay.
SEASIDE FARMS
Seaside Farms is made up of single family homes, town homes, and condominiums. The amenities for Seaside Farms include a swimming pool, club house, play park, fitness center, and walking trails.
Seaside Farms' school are Mamie Whitesides (Elem), Laing (middle) and Wando (High). All have good reputations, check the schools' report cards here. Seaside is also very close to a several shopping centers, and only minutes to the Isle of Palms beaches.
Seaside Farms is one of the closest neighborhoods to the IOP beach. Just over the connector bridge from the Isle of Palms, it provides shopping, restaurants, and walkable neighborhood.

HAMLIN PLANTATION
A well-planned John Weiland and Sintra community bordering the intracoastal waterway. High quality cement board siding or brick compliment many of these traditional homes in Hamlin Plantation. There is a grand plantation style clubhouse and a state of the art amenity center alongside the pool (complete with waterslide) and tennis courts. THE SOUND is considered one of the upscale communities in the area.
A large subdivision with various neighborhoods offering something for everyone. All neighborhoods share the large pool with waterslide and clubhouse in addition to the tennis courts. All the neighborhoods here have a feel-good factor with The Sound being the most exclusive.

BRICKYARD PLANTATION
Brickyard is an older, more established John Weiland neighborhood with Weiland homes in the front, and Sintra homes, as well as local custom builders in the back where some properties back up to Horlbeck Creek. Brickyard Plantation's name describes most of this subdivision which consists of numerous smaller neighborhoods. Many of the homes are in fact red brick homes in various sizes and shapes with each neighborhood commanding its own price point and all neighborhoods sharing the amenity center and pool tastefully positioned at the entrance of the plantation.
A boat ramp, community dock, and amentity center all compliment Brickyard Plantation.

One of the best planned communities in Mount Pleasant, I'On is definitely one of Mount Pleasant's most desirable subdivisions. A community designed to mirror the Charleston single and historic homes of downtown Charleston, this development presents homes with beautiful and varied architecture and styling. To maintain the atmosphere, all homes are required to have wooden, stucco, or brick exteriors.
An elegant neighborhood, I'On has a small commercial area at the front of the community containing a pub, a boutique, caterer. The tennis center and day school are also located near the front of the property. Lakes and marsh lands add to the charm of an already sought after community.
A pre-planned community neighborhood offering community activities within close proximity to downtown Charleston. Homes are mostly custom made by builders chosen by the developer. The standard is high.

RIVERTOWNE
RiverTowne consists of RiverTowne on the Wando and RiverTowne Country Club, two very different neighborhoods with very different focuses. Obviously, one attracts fishermen and boaters, and the other attracts the golfers. Tennis is available in both communities, but the home owners fee are separate.
RIVERTOWNE COUNTRY CLUB
RiverTowne has been developed into several separate sections each with its own covenants and restrictions, as well as numerous subsections. RiverTowne Country Club is one of those sections, and its highlight is the Arnold Palmer designed golf course. Houses are not crowded up around the course as one finds in most neighborhoods, but the course rambles throughout the marshland with some distance from the homes. This gives many of the homes fabulous vistas across the course and over the marshlands towards the Wando River.
From national builders such as Ryland Homes, Centex Homes, and KB Homes, to custom homes in the back of the neighborhood bordering Horlbeck Creek and the Wando River, Rivertowne County Club has something for everyone.

RIVERTOWNE ON THE WANDO
Rivertowne on the Wando is a separate community from Rivertowne Country Club although they share the same entrance from Highway 41. Rivertowne on the Wando is centered around the Wando River and the neighborhood is quite convivial because of it. If you want a neighborhood where you can walk or bike around and chat with your neighbors, this might be just the ticket.

LONGPOINT
Longpoint Road is quickly becoming another focal point in Mt. Pleasant centered around a quaint shopping center. The popular Seacoast Church is also located off Longpoint Road. Follow Longpoint Road towards the famous Boone Hall Plantation and Longpoint Subdivision is situated right before reaching it. The roads wind through the neighborhoods here offering modestly priced homes all the way up to the marshfront tidal creek homes with docks providing panoramic views of marsh across to the famous Boone Hall Plantation.

An affordable real estate community consisting mostly of non custom homes by D.R. Horton, Ryland, Galloway Homes, and KB Homes. There is one subsection of Planters Point which does have custom and semi-custom homes, some of which back up to the marsh. The amenities include a large swimming pool, tennis courts, and a club house for meetings and parties.

SNEE FARM
Located on the old Snee Farm Plantation of 715 acres – eight miles north of Charleston off US Highway 17, this housing development of Snee Farm dates from the 70's and is worn around the edges with homes generally older than those in Charleston National, and may be in need of more updating. There is a discussion about adding condos near the entrance that would provide funding for renovating the golf clubhouse.
The 18-hole course at the GOLF-SneeFarm Country Club facility in Mount Pleasant, South Carolina was designed by George W. Cobb, ASGCA. The Snee Farm golf course opened in 1970, and is a semi-private club. An older subdivision with winding roads encircling within that speaks to golfers who want to own their own small unpretentious course located on the premises. Although the course is now open to outside membership, there is something about knowing that you can always get a tee time.
"The Charles Pinckney National Historic Site is dedicated to interpreting the life of Charles Pinckney's, his role in the development of the United States Constitution, his plantation, and the transition of colonial America to a young nation. Designated as a National Historic Landmark, the 28 acres of this site comprise only a small portion of the large 715 acre rice planation that Charles Pinckney inherited from his father in 1782, known as Snee Farm."

WATERMARK
A new community being built in Mt. Pleasant, Watermark offers 118 single-family homesites (half of them lakefront), 39 townhomes and 240 one-, two- and three-bedroom luxury rental residences, all intimately set in a Americanurban traditional layout. Homes are close to the streets with sidewalks to nearby parks. Trails wind around the 33-acre lake and lead to a central square called The Commons. There one finds a gourmet market, coffee shop, fitness center and other centers of community life.
Kayaking, fishing, running, and biking are the activities at large, but single-family residents have an amenity center which includes a summer kitchen pavilion and pool.

SMALLER LUXURY NEIGHBORHOODS OF MOUNT PLEASANT
BACK BAY VILLAGE
A hidden gem located behind Mamie Whitesides Elementary School off Rifle Range Road and butting to the Marshlands. Beautiful custom homes in a friendly neighborhood line a circle of homes with walking paths. Several ponds and lookout station over the marshes allow residents to enjoy nature. Sidewalks and custom homes make this a wonderful place to ride your golf cart or stroll the streets.
CASSINA PLANTATION
Cassina Plantation offers larger acreage lots up to 7 acres, beautiful scenery, and is located close to the beaches, rivers and tidal creeks. The larger lots are laden with old oak, pecan trees, and towering pines providing views of the water and marsh. Along with quality custom construction, there are trails throughout the neighborhood as this used to be the place to ride horses complete with riding stable. Although the small stable is still in place, there is little riding seen on the trails, but rather walkers with dogs. Majestic! Properties rarely hit the market, and sell quickly, so if this neighborhood interest you, please call so we can keep a watch out for you. Close to Towne Centre, Seaside Farms and the beaches Isle of Palms and Sullivan’s Island.
CASSINA PLANTATION is across the street from SHELLPOINT and next to OAKHAVEN PLANTATION. About 56 homes that were built sporadically from the 1950’s to the late 1990’s. Some homes have views of the marsh.
COOPER ESTATES
Older neighborhood with traditional homes with no amenities. Dated but not cheap because of the mature feel of the neighborhood, and close proximity to the bridge. This neighborhood is going through a transition with reconstruction of interiors and exteriors because of this convenient location near Whole Foods and Trader Joe's. There is a shared neighborhood dock on the Shem Creek.
CREEKSIDE
Another older neighborhood with a good feel. Neighbors are friendly here, and prices remain high because of this and the proximity to downtown. There is a community Tennis & Swim Club. Creekside Park in Mount Pleasant is a 17-acre community of single-family homes located only minutes from downtown Charleston. The development dates back to the 1960’s. There is a shared community dock on Shem Creek.
GRASSY CREEK
Quaint neighborhood off Longborough Road. These Charleston single homes are custom built in the old traditional style and many back up to the creek. Grassy Creek is a small marshfront community in Mt. Pleasant, SC made up of only 8 streets. It’s located off Longpoint Road between I-526 and Belle Hall subdivision. There is a neighborhood children’s play park, open air covered social pavilion, floating and crabbing dock.
HOBCAW CREEK
Located off Hobcaw Creek close to I-526 - this would be easy access to Boeing from here.
HOBCAW POINT
Located off Hobcaw Creek close to US17, this neighborhood brags of large one-half to one acre lots just a hop-skip to the Ravenel Bridge. Older more established neighborhood with community boat ramp.
MOLASSES CREEK
A wonderful little gem of a neighborhood of winding and hilly streets where children and adults bike and walk. Homes are older.
OLD VILLAGE
Towering oaks offer a town-within-a-town character to Mount Pleasant’s Old Village district. Grand piazzas and gardens nestle quietly among the shaded lanes where bicycling and walking are more prevalent than driving. Within a few blocks of any of the stately homes in the Old Village are marshfront and boats with distant island views.
For those homes located near the water a few blocks where people just love to walk down the streets, the name of that petite neighborhood is Old Village Landing - not to be confused with the historic Old Village. The Landing has newer homes and is closer to Pickett Park.
HARBOUR WATCH
Harbour Watch is a small neighborhood found right off the Ravenel Bridge on the Ashley River. Views now include the new Ravenel Bridge as well as new The Tides condo buildings sitting grandly riverside. Many miss this neighborhood as it is hidden behind several other housing areas. Check your map.
OLDE PARK
Stately homes with large lots comprise this neighborhood. Located next to I'On (but offering in general larger lot sizes here), it is convenient to downtown Charleston and local shops in Mt. Pleasant.
RIVER'S REACH AT REMLEY'S POINT
One of my personal favorite places in the city, this secluded upscale neighborhood has water access within the development as well as from the city boat dock down the street. Fabulous custom homes and views
MOUNT PLEASANT LUXURY CONDOMINIUMS & TOWNHOMES
Cross the Cooper River over the Arthur Ravenel Bridge to discover the the town of Mount Pleasant. Some of Mt Pleasant's best residential views are from condominiums located along the edge of water. The Renaissance and The Tides are the main attractions, but closer to Sullivan's,one finds condo townhomes in Marsh Harbor, Sawyer's Landing, and Simmons Pointe offers condos with steps for entry.
